BROSTERFIELD CARAVAN PARK TERMS AND CONDITIONS
BOOKINGS AND BOOKING CANCELLATION AND REFUND POLICY

We reserve the right to refuse any booking (including those booked on-line and paid for in advance)
At the time of booking, we require a 30% deposit. The deposit taken or payment in advance acts as confirmation of your booking and our agreement is a legal contract.
If your stay is more than 31 days in advance. (plus any applicable booking fees). Full payment is due for bookings within a 31 days of your stay. All deposits are non-refundable.
No amendments or changes are allowed within 31 days of your arrival. Cancellation within 31 days of your stay is non-refundable.
We do not give refunds for bad weather, or for any other necessary reason.
Any guest who is unable to make a full payment will not be allowed to their pitch.
We strongly advise you to take out adequate travel insurance in the event you cannot make it. We unfortunately cannot provide refunds or reschedule due to changes in your personal circumstances, which result in the cancellation of your booking.
If you decide to leave your stay prior to your departure date no monies will be refundable.

IF WE CANCEL YOUR HOLIDAY
In exceptional circumstances including ‘Force Majeure’, it may be necessary and at the discretion of our staff to cancel part or all of your holiday on safety grounds, in these circumstances, no refunds are issued for any reason whatsoever.
Force Majeure – Adverse Weather Conditions
We does not accept responsibility for anything that adversely affects your holiday that is outside of our control. These circumstances are known as ‘Force Majeure’ events and are circumstances that we could not, even with due care, have foreseen or avoided. Such circumstances include (but are not limited to) war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, foot and mouth disease, pandemics and all other similar events outside our control. We will endeavour to manage any problems caused as a result of Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses or additional expenses caused by a Force Majeure event.

VAT
Brosterfield Farm Caravan Park is not VAT

MUSIC/NOISE AND GROUP STAYS POLICY
We are a quiet park and therefore discourage those that wish to party into the early hours. LOUD NOISE OR MUSIC IS STRICTLY PROHIBITED.
We operate a no noise policy after 10pm and 7am to ensure peace and tranquility to all guests. Anyone breaching this rule and causing a nuisance to other guests will be asked to leave Brosterfield without a refund. You shall take responsibility for your own safe transport home.
We do not take group bookings. Anyone booking as a group and not declaring it, may be asked to leave.
No hen/stag parties or weddings.

PITCH ALLOCATION AND FACILITIES
Pitches are allocated at the time of booking. We cannot guarantee to give you a pitch of your choice, without prior arrangement and subject to availability.
Whilst we cannot promise to allocate side by side bookings, we will do our best to accommodate this.
If you have a large unit, you must notify us at the time of booking. If you fail to do so, we cannot guarantee that your allocated pitch will be of adequate size.
Please be aware we offer no toilet or shower facilities.
You must leave a gap of 6m between all units. This is a legal requirement. You may be asked to move your unit if pitched too close to another.

VISITORS
Visitors are not permitted on site at any time. Our site is exclusively for the use of paying guests only. If you would like to add your visitors to your booking this will be at a cost of £10pppd.

WIFI
There is wifi and the code will be given upon full payment and pre-arrival letter.

LIABILITIES
The Park and its facilities are used entirely at the guest’s own risk.
Guests must ensure that their vehicle and personal insurance covers third party liability whilst on the Park. We accept no liability in respect of any persons or property.
Caravans being moved by us are moved at the owner’s risk. Loss or damage for which any occupier of the pitch is responsible, must be pad in full before departure.
Caravans left on the Park beyond the period booked will be charged at the current daily pitch fee. Caravans or Motorhomes may be towed off pitch or clamped or otherwise immobilised pending settlement of any outstanding amount. Where a unit is towed of a pitch, the storage cost is £50.00 per day and the tow off charge is £100.00.
It is your responsibility to keep your possessions safe and secure whilst staying at Brosterfield Farm Caravan Park.
We do not accept any liability for any damage, loss or injury to you or any member off your party of any vehicles or possessions unless proven to be caught by a negligent act by ourselves or contractors whilst acting in the course of contractable work.
Drunk, disorderly or abusive behaviour will not be tolerated towards us or other guests. We reserve the right to ask you to leave immediately, no refund, should this occur.
Any accidents on our land must be reported at the farm house or a member of staff so we can log them in our Accident Book.
You must not stray into fields or buildings around the farm. This is for your own personal safety. You are not to stray or wander around the Brosterfield Farm and Brosterfield Farm Self Catering Properties to respect our guests stay and privacy.
WE DO NOT ACCEPT TRANSIT VANS OR EQUIVALENT COMMERCIAL VEHICLES ONTO THE PARK

CHILDREN
All children must be closely supervised by an adult due to moving farm machinery and livestock nearby.

SPEED
You must keep to the 5mph speed limit on our farm and site for your own and others safety.

CHECK IN / CHECK OUTS
Check-out - strictly 11.00 am Check-in - strictly from 3pm
Strictly no arrivals before 3pm on the day of arrival unless an earlier check in has been agreed. You must notify us if you are unable to arrive on the day booked. Failure to do so will result in an assumption that you are not attending and the pitch will be allocated to another guest. NO REFUND WILL BE AVAILABLE.

FIRE PITS/FIRES/BBQ/FIREWORKS
Fires must be in a fire pit, raised off the ground by legs at least 40 cm long. Do not take wood from around the farm or caravan park or surrounding area, anyone seen doing so will be asked to leave. Anyone found to have scored/hilled the grass will be fined. Disposable BBQs are not allowed as they are bad for environment and kill the grass. BBQs are permitted if raised off the ground to protect the grass.
You are liable at all times for any BBQs and other activities undertaken around the site. We do not allow open fire of any sort inside your unit/awning due to the high risk of carbon monoxide poisoning.
No fireworks, drones, Chinese lanterns, guns or weapons.

RUBBISH/RECYCLING
You must take large items of rubbish away with you i.e., cardboard, chairs etc. Only general food waste and packaging is to be disposed of in our bins. You may be liable to a £40 charge if we end up having to dispose of bulky items.

SMOKING
You must not smoke around the farm or near any of the livestock in the surrounding fields.

PADDLING POOLS
No paddling pools, swimming pools, slides, water balloons are allowed on any part of the site.

DOGS
If you bring a dog, this remains your responsibility at all times, must be on a lead and not left unattended. Dogs are limited to a maximum of three per party and will incur an additional charge, they must be exercised away from the main caravan/camping areas and accommodation gardens. You are responsible for any mess, which should be cleared up and disposed of immediately. You will be asked to put your dog on a lead if it is seen roaming free around the camping area or any other area on the farm.

GARDENS

Nothing may be planted in the ground, or grown on or in the vicinity of any Pitch. There may be some grass cutting and grounds maintenance during guests’ stay. These are carried out to keep our Park up to the standard guests would expect.
We will aim to do this when least likely to cause disturbance, but some noise may be unavoidable.
Care should be taken not to damage the site of surrounding locality. Trees, fences, buildings, equipment and stock should all be respected

GAS BOTTLE
For safety reasons, gas bottles must be kept in the Outfit’s gas locker at all times. Please ensure all gas supplies to the Outfit are isolated by turning the valve of all storage cylinders to the off position when not in use.

DRONES
No drones or kites are allowed to be used at Brosterfield Caravan Park for safety reasons. There is plenty of room in the neighbouring area.

GENERATORS
The use of generators is not permitted on site.

CCTV
There is CCTV for the entire farm, self catering property and the caravan park. This is for yours and your personal safety and security.

PRIVACY POLICY
Our privacy policy reflects our duties under the Data Protection Act to use information fairly, keep it secure, make sure it is accurate and keep it up to date.
Marketing/Photography
During your stay holiday, members of our staff may take promotional photographs of guests enjoying themselves for our website and social media such as Facebook, Twitter or Instagram. We never reveal the names of any guests however if you would NOT like you or any of your family members to be displayed in any Park promotional material, please let us know.
By entering and using this website you are deemed to accept the provisions in this policy.
We collect personal information (including demographic and personal profile data) as volunteered by you in registration forms, subscriptions, campaigns and e-actions. However, you can access our web site without disclosing any of your personal data. We also collect the following (non- identifying) information:
• The internet domain and IP addresses from which you access the website
• The type of browser (for example Internet Explorer or Firefox) 

• The operating system you use (for example, Window etc..) 

• The date and time of your visit 

• The pages you access 
The information you provide will not be sold or rented, nor will it be shared with third parties unless we have your permission, are required to disclose the information by law, or in the following circumstances. The collection and use of personal information on this site is in accordance with the Data Protection Act of 1998 (UK).
